Our Methodology underpins our commitment to excellence

At Berkley Property, our approach to property development is built around a clearly defined four-phase process that guides each project from concept to completion. This methodology consists of the Discover, Design, Build, and Sale phases. Each phase plays a critical role in ensuring the success of our developments.

Discover Phase

In the Discover phase, we begin by identifying and acquiring exceptional parcels of land with the potential to become truly remarkable homes. This stage is about more than just location—it’s about unlocking the hidden potential of each site. We carefully assess how natural light and warmth will move through a future home, prioritising both comfort and energy efficiency. We study the views—what they offer, how they inspire—and explore how to frame and enhance them to their fullest effect. We pay close attention to the energy of the land itself: how it flows, how it feels, and how it connects to its surroundings.

Ultimately, we envision what a refined, luxurious residence could look like here, harmoniously blending architecture with nature to create something both beautiful and timeless.

Design Phase

Once we have acquired a site, we immediately set in motion our design process. This is where all aspects are considered. The Berkley Property primary focus is on luxury homes for families. We have great living and entertaining spaces. We have voluminous bedroom sizes with an incredible master suite, wellness areas, and a wonderful interconnection with the outdoors, which is what we believe makes Sydney real estate so incredibly unique. We consider all the permits and approvals required. We set about completing the conceptual design. We then have an internal and external peer review process for the design to ensure that we are engaging, collaborating with best in class architects, interior and landscape designers.

All these considerations have a significant impact on the constructability and the final built product. Attention to detail is one of the beautiful attributes of the Berkley Property team.

Build Phase

We don’t commence the build phase until 100% of the design and documentation is complete. This ensures that there’s no miscommunication or misrepresentation of the design intent and the actual scope of works that our skilled tradespeople are commissioned to do. We partner with highly accomplished trades that have a proven record for excellence and are proud of their workmanship. With a tightly managed construction timeline, we regularly collaborate on the site with key personnel to discuss and resolve challenges. We ensure the build phase is as exciting for our tradespeople as it is for our team because our partners share the passion for excellence.

We believe that passion is infectious. We regularly consult with engineers and specialists in the field for inspections at key milestones and we have a very detailed and thorough reporting process.

Sale Phase

Once the build is masterfully finished, the final stage is a sale phase. We are very particular, thorough and transparent in providing complete reporting on the construction of the home, the fit out, the warranty documentation, certifications, procedures for operating systems.

Berkley Property provide a beautiful chronicle booklet at the completion of every project that includes: the history of the land, the original concept design of the residence, the designers that were involved in the residence, the construction documentation, and a chronology of photographs throughout the duration of the project. This chronicle provides a wonderful connection for the homeowner and their families for decades to come.
